Buy With John
Plain-language help from pre-approval to closing day.
Buying a home means a lot of decisions in a short window: which neighborhood, how much to offer, what the inspection really means, and what you're signing at closing. John Michael Sampognaro helps buyers in Monroe, West Monroe, Sterlington, Ruston and the surrounding area through each of those steps, in plain language.
John came to real estate from construction and HVAC, so when you tour a house with him, you get a second set of eyes that knows what's behind the walls. Start by browsing homes for sale, then reach out when you're ready to see some in person.
1. Start with a conversation. You'll talk through budget, timing, must-haves and areas. Since August 2024, buyers sign a written agreement with their agent before touring homes, and John will explain exactly what it covers.
2. Get pre-approved. A pre-approval tells you what you can spend and makes your offer stronger. John can connect you with local lenders he works with.
3. Search and tour. Browse homes for sale and the neighborhood guides. John sets up showings quickly and works around your schedule.
4. Make a strong offer. John uses recent sales to help you decide what to offer, then writes terms that protect you.
5. Inspect and negotiate. John helps you sort serious issues from cosmetic ones and negotiates repairs or credits.
6. Appraisal, insurance and title. Get homeowners insurance quotes early and ask about the flood zone, since both affect your monthly cost.
7. Act of sale. You sign at a notary's closing in Louisiana and get your keys.
A fresh coat of paint can hide a lot. On a showing, John looks at the things that cost real money later: foundation cracks and floors that slope, the age and condition of the roof, the age and size of the HVAC system and water heater, and drainage around the house and signs of past water problems.
He isn't a replacement for a licensed home inspector, and you should always get an inspection. But he can help you decide which houses are worth inspecting in the first place.
If this is your first home, John walks you through every cost before you make an offer, not after.
VA and USDA loans can require nothing down. FHA loans start at 3.5%, and some conventional loans for first-time buyers start at 3%.
Many addresses outside the city limits around Monroe may qualify. Eligibility depends on the exact address and your income.
The Louisiana Housing Corporation offers down payment and closing cost assistance programs. Your lender can tell you which ones you qualify for.
Expect lender fees, title fees and prepaid insurance and taxes. Sometimes part of these can be negotiated with the seller.
After you move in, file for the homestead exemption with your parish assessor. It exempts the first $75,000 of your home's value from parish property taxes.

How much do I need for a down payment?
Anywhere from nothing to 20% or more, depending on the loan. A lender can show you your options in one conversation.
Do I pay John?
Buyer agent compensation is negotiable and is spelled out in the agreement you sign before touring. In many sales, the seller or builder covers some or all of it. John will go over it with you up front.
How long from accepted offer to closing?
Often about 30 to 45 days with a mortgage, and faster with cash.
Do I need an inspection on a newer home?
Yes. Newer homes can still have installation problems, and an inspection is the time to find them.
